5010 Boston St

Offer procedures for 5010 Boston St, La Crescenta 91214 5010 Boston St, La Crescenta 91214 Offer procedures and background as of March 29, 2009

Thank you for your interest in this property. We have many people interested and several offers in hand today. The seller and I decided to offer the property at a price that would encourage interested buyers to really think about what the property could be worth to them both now and in the future. We wanted people to look at this property and find what is right and valuable about it aside from the current hype about market values. We hope you will consider the superb location, the great bones and potential of this property as well as neighborhood sales comparables when making your decision about what to offer.

This is a trust sale with no court confirmation required. The property has been in the same family since the mid 1960s. The father passed away a year ago in hospice on the property. The damage that you see in this house occurred primarily in the past year due to a tenant. We have a termite report and a general inspection available online at www.TracyKing.com for you to see. The property is being sold as-is in its current condition.

We ask that you be pre-approved with a good reputable lender and be able to show source of funds and credit scores. All cash offers require proof of funds. I have a list of good lenders from a credit union, our affiliated lender, and one from someone who is very familiar with FHA 203k rehab loans.

All offers are to be submitted by noon on Tuesday, March 31. You may email to Tracy@TracyKing.com or deliver to my office at Coldwell Banker, 388 S. Lake Ave, Pasadena, 91101. Fax offers will be accepted, but it is not the preferred way to deliver them as they tend to be difficult to receive and to read. If you need to fax, please be sure to follow up and confirm that we have it and can read it. Because of the large number of offers and intense interest in this property, please be prompt.

Regarding the dynamics of the multiple offers:

Management is aware of the multiple offers. Call my manager, Randy Fred, 626-584-0050 if you have any concerns

The listing agent is not representing any buyers

Only the best of the offers will be countered, if any

No offers will be presented in person to the seller because

The Trustee lives out of state

Escrow is West Coast Escrow, Sheri Coppola Guzman. 626-449-0337

Title is with Equity Title, Leslie Balais rep (who will share with your own Equity Title rep if you have one)

Natural Hazards disclosure is Property ID

Thank you for your interest and best of luck!
